Lead generation software for garage door companies

Springs wear out on a schedule. Hard freezes set the date.

Springs, openers and doors each have a rated life, and a hard freeze is when a tired spring snaps. Storage, warehouse and dealer facilities set their maintenance contracts with the budget. The app finds those buyers in your ZIP codes and reads each home's age and size, always saying "if it has a garage", because the map can't see one.

The data edge for garage doors

Every fact on a lead shows its public source and its date, and a gap is shown as a gap. The map can't see a garage: a reason says "if the home has a garage" where it matters, and nothing says a spring is broken or a door is old. The street photo shows the door.

The schedule parts wear out on

Each home's age comes from the county's year built where a metro publishes it, and its size from above. Springs last roughly 7 to 10 years, openers 10 to 15 and the door 15 to 30, so the age of the home says what may be due if the door is original. The Census shows where homes were built since 1980, when attached garages became the norm.

Freeze and wind

Hard freezes, wind reports and heat around your area, from the National Weather Service and NOAA, plus FEMA disaster declarations by county. Lows in the teens mean springs snap on cold mornings, and a wind report a few miles away means doors bowed in and off track.

Commercial doors

Each business's website is read for roll-up and overhead doors, loading docks, service bays, private garages, maintenance contracts, bid requests and expansions. Home builders come from new-home permits, and county records flag a new business moving in, in the metros that publish them, Nashville included.

The door calendar

Nine windows a year: the November to February cold-snap season, spring projects, summer heat, fall tune-ups, commercial budgets, government fiscal year-ends, spring home sales, building season and the holidays. Every lead carries the next one.

Every service it finds leads for

All 15 services in the app for garage doors. Tick the ones you sell at sign-up or in Settings, and the leads, homes, emails and print pieces follow your picks. The job sets the price, so no price range is shown; your prices are your own.

Who it finds

Property management companies, HOAs and townhome communities, apartment communities with garages, self storage facilities, warehouses and distribution, auto repair and body shops, car dealers and service centers, fire stations and municipal garages, home builders, and realtors and home inspectors. The Neighborhoods search adds the homes in your ZIP codes.

Each buyer type comes with the person to ask for, the best day and hour to reach them, the seasons that matter to them, and an email and call pitch drafted in your voice. Nothing is sent unless you send it.

How it works for a garage door business

01

Find

Pick garage doors and the ZIP codes you serve. AdLogic finds the homes and businesses that fit, and each ZIP code is yours alone in your trade.

02

Understand

Each lead is scored for garage doors, with the reason and the data behind it, sources and dates included, on a map, from above and from the street.

03

Reach out

Draft the first email or call, print a door hanger, postcard or flyer in your colors, and schedule the follow-up. You decide who to contact.

One practical question

Does the app know a home has a garage?

No. The map can't see a garage, so the app never assumes one. Reasons say "if the home has a garage", and the street photo shows the door. It never says a spring is broken or a door is old.
